Questions
What does the Building Safety Act require from building managers?
The Building Safety Act 2022 puts duties on the Accountable Persons for an occupied higher-risk building. The Principal Accountable Person must prepare and keep up to date a safety case report (s.85) and apply for a building assessment certificate within 28 days if the BSR directs it (s.79). Every Accountable Person must keep prescribed information about the building up to date, the golden thread (s.88), and report safety occurrences to the BSR (s.87). Personal emergency evacuation plans are a separate duty under the Fire Safety (Residential Evacuation Plans) (England) Regulations 2025. Brocade keeps the safety case report, the golden thread records, occurrence reports and PEEPs together in one platform.
Is Brocade approved or endorsed by the BSR?
No. Brocade is not approved or endorsed by the BSR. It is built around the Building Safety Act and keeps your safety case report, golden thread records, actions and evidence together, so you can find them when the BSR asks for them.
How does Brocade help with safety cases?
Brocade generates 11-section Safety Case Reports from your live compliance data, so each report reflects your records at the moment you generate it. Under s.86 of the Act the Principal Accountable Person must give the BSR a copy of the safety case report when it asks for one.
What are the penalties for BSA non-compliance?
Under s.101 of the Building Safety Act 2022, an Accountable Person who, without reasonable excuse, contravenes a requirement of the Act in a way that puts people at significant risk of death or serious injury commits an offence. On conviction on indictment the penalty is up to two years' imprisonment or a fine, or both. The BSR can also give compliance notices (s.99), and contravening one is a further offence. For its assessment work the BSR charges by the hour: £156 an hour in its 2026 to 2027 charging scheme.
Does Brocade handle mandatory occurrence reporting?
Yes. Brocade provides structured workflows for reporting safety occurrences to the BSR as required under section 87 of the Building Safety Act 2022 and regulation 6 of the Higher-Risk Buildings (Management of Safety Risks etc) (England) Regulations 2023. Reports are recorded with timestamps and evidence, creating a complete audit trail.
